Broome Lodge Cabra is a Cluid Housing Sheltered Housing Development. The development comprises of a 3-storey apartment scheme including community facilities arranged in a rectangular footprint around an enclosed central enclosed communal courtyard. The layout is intelligently arranged so as to optimise the number of units which could be accommodated on the tight site. The accommodation includes 43 individual apartment units, with 35No 1-bed apartments and 8No 2-bed apartments.
The development is intended to house vulnerable elderly people from Cluid Housing Client base providing them with modern, comfortable and secure accommodation. The development is therefore designed with the needs of the intended vulnerable occupants very much to the fore.
The overall layout is in the form of a gated community to ensure high levels of security. Units on the upper floor levels are provided with the amenity of a generous sized external balcony while ground floor units have their own private open space. As well as this the protected courtyard area in the centre of the site is provided with a high standard of hard and soft landscaping to provide the residents with further accessible outdoor amenities.
The development includes a number of sustainable design features. Storm water is attenuated to limit peak discharge from the development to that which would be reflective of a green field site. Permeable paving is provided in the carparking areas which provided enhanced environmental treatment to the surface water run-off in the carparking areas. Also, the building is built in accordance with the latest version of the Building Regulations TGD Part L – Conservation of Fuel and Energy – Buildings. Compliance with this TGD requires a very high specification in order to satisfy the overall energy performance coefficient for the building. The most recent amendment to the regulation requires a 60% reduction in overall energy use terms relative to the previous regulation requirement based on standardised occupancy assumptions.
